To ensure we capture your listings at their absolute best, it's essential that the homes are prepared properly before the photography session. Here are some guidelines to help you and your clients stage a home for professional real estate photography:
1. Declutter and Depersonalize:
Advise your clients to declutter and depersonalize the space. Remove personal items, family photos, and excessive decor. A clean, uncluttered space allows potential buyers to focus on the home's features, rather than the current occupant's belongings.
2. Clean and Repair:
Encourage homeowners to deep clean the entire property before the photography session, including floors, windows, and surfaces.
Address minor repairs and touch-ups to ensure that the home appears well-maintained and in the best possible condition. For instance burnt out light bulbs make a big difference.
3. Choose the Right Time:
Schedule the photography session during the time of day when the home receives the most natural light. Natural light enhances the appeal of the space.
Open curtains and blinds to maximize the amount of sunlight streaming in.

Suggest a minimalist approach to decor. Less is often more when it comes to interior design for real estate photos.
Recommend neutral color schemes to create a timeless and universally appealing look.

Work with your clients to identify and emphasize the property's unique selling points. These features could include architectural details, a stunning view, or a luxurious master suite.
Properly placed lighting can help draw attention to key areas of the home, creating visual focal points.

Don't neglect the home's exterior. Ensure that the front of the house is well-maintained and inviting. Curb appeal goes along way.
Suggest trimming the lawn, weeding the garden, and adding a touch of greenery and color with potted plants or flowers. Or in fall and winter months clear leaves or make a clear path from snow.

Encourage your clients to open doors and blinds to make the space appear more open and inviting. Ensure that each room flows naturally into the next, showcasing the home's full potential.
